Lease Renewal
- Move-out/move-in inspection included with every renewal
- Market analysis to ensure your rent stays competitive
- 12-month renewal lease agreement prepared and executed
- Full resident evaluation — payment history, cleanliness, and property care
- Renewal negotiation handled on your behalf
Inspections
- Scheduled inspections at $75 per visit
- Check for lease violations and unauthorized occupants
- Furnace filter changes and general maintenance verification
- Catch leaks, damage, and code issues early
- Written report provided after each inspection
Maintenance & Reserves
- Under $500: handled without contacting you
- $500 reserve required in account at all times
- Over $500 (non-emergency): your approval required
- Emergency over $500: handled immediately — owner notified ASAP
Owner Draws & Bookkeeping
Owner draws sent on the 15th of every month after all expenses are paid. We also facilitate utility payments, tenant-billed utilities management, and NET billbacks.
🏷️ Tenant Placement Guarantee
If a tenant we place doesn't fulfill the first 6 months of their lease, we'll re-market, screen, and secure a new tenant at no additional charge.
🐾 Pet Damage Guarantee
If an approved pet causes damage beyond normal wear and tear not covered by the security deposit, we reimburse you up to $1,000 per lease agreement.
