No. Full stop. That's the whole premise of the program. When you sign the Partner Agreement, the loyalty promise is in writing — Focus Realty & Management will never solicit your client for a sales transaction. If your client ever decides to sell, we'll connect them back to you. You owe us nothing for that listing.
Active Ohio real estate licensees only, per ORC § 4735.01. All referral fees are paid broker-to-broker — your broker must be willing to accept the referral on your behalf. If you're unsure whether your brokerage allows referral arrangements, check with your broker of record before submitting.
Broker-to-broker within 7 days of a signed management agreement. Per Ohio Revised Code § 4735.01 and Ohio Administrative Code 1301:5-5-06, all referral fees must be paid to your brokerage — not directly to you as an individual agent. We'll coordinate the payment directly with your broker of record. If the client does not move forward, no fee is owed and we'll notify you promptly.
The listing comes back to you, full stop. That's the loyalty promise — and it's in writing in the Partner Agreement. You don't owe us a referral fee back, and there's no awkward conversation. We simply make the introduction and step aside.
Our primary focus is residential property management — single-family homes, small multi-family (2–20 units), and similar assets. If your client has a mixed or commercial portfolio, reach out directly and we'll have an honest conversation about whether it's a good fit. Submit the referral form and note the property type in the Notes field.
We manage properties across Central Ohio, with primary focus in Licking and Fairfield counties and the surrounding area. If you're unsure whether a property falls within our service area, submit the referral and we'll let you know right away.
No — we can't guarantee any client will sign a management agreement, and we won't pretend otherwise. What we can promise is that we'll make a strong, professional first contact within 24 hours, keep you updated throughout, and let you know clearly if it doesn't move forward. You'll never be left wondering.
