Pet Policy
Focus Realty and Management allows pets only with prior written approval and a completed PetScreening.com profile. This applies to all tenants, regardless of whether they have pets, assistance animals, or no animals at all.
We use a third-party screening service to formalize pet-related records, ensure consistent policy enforcement, and help protect both the property and residents.

We use a third-party service, PetScreening.com, to evaluate pet applications. This system helps us ensure pets meet our health, age, and behavior criteria and comply with our insurance and liability requirements.
All pets must:
Be at least 12 months old
Be spayed or neutered
Weigh 100 lbs or less
Pass breed and behavioral screening (no history of bites)
Restricted animals include wild, exotic, non-domesticated, or otherwise dangerous species. Restricted dog breeds include: Akita, American Staffordshire Terrier (Pit Bull), Chow, Presa Canario, Rottweiler, Shar-Pei, and Wolf Hybrid.
A maximum of two pets per household is allowed. Proof of a valid county dog license is required prior to approval.
Approval is not guaranteed and is based on PetScreening’s FIDO score, which we use to determine pet eligibility.

Other Animal Fees
Birds:
- Small (budgies, finches): $10/month
- Large (parrots, cockatoos): $25/month
Caged Animals: $10/month per pet
(hamsters, reptiles, amphibians, etc.)
Fish Tanks:
- $20/month per 10 gallons over 10 gal
- Max 50 gallons without written approval
Farm/Exotic Pets or Tanks >50 gal: Case-by-case review
Pet Damage Guarantee (Owner-Facing)
- All approved pets are covered by a $1,000 Pet Guarantee for damages beyond normal wear and tear.
- Flooring reimbursements are depreciated over a 5-year expected lifespan.
- Does not apply to inherited pets or unapproved animals.
- ESA and service animals are excluded from the guarantee due to Fair Housing exemptions.
Enforcement Notes
- Pets must be leashed, crated, or otherwise secured during maintenance or inspections.
- Unauthorized pets are a material lease violation.
- Tenants are fully liable for pet damages not covered by deposits or the Pet Guarantee.
Special Animal Categories
Assistance/ESA Animals
- No pet rent or fees per Fair Housing Act.
- PetScreening.com profile still required.
No Pet Households
- All tenants still complete a “No Pet” profile to confirm understanding and formalize compliance.
